How We Review Your Policy
When we review a quote or existing policy, here are some of the thing we look for, the missing details that other agents ignore:
Roof Payment Schedule: Is your policy set to pay full replacement cost for your roof, or does it depreciate based on age? This "ACV Roof" clause is becoming common in Florida, and we help you spot it.
Ordinance or Law: If your home is damaged, will your policy pay to upgrade it to the current 2026 building codes?
Loss of Use: If a storm displaces you, do you have enough coverage to rent a comfortable home while yours is rebuilt?
Screen Enclosures: Most standard policies exclude pool cages from hurricane coverage. We check to make sure your lanai is actually protected from the wind.

If you are buying a historic bungalow in Seminole Heights or Old Northeast, this is virtually mandatory. We can refer you to trusted inspectors to get this done.

A: Sometimes, but not always. Florida’s market is unique; often the best Home insurance carrier doesn't sell Auto insurance (and vice versa). As an independent broker, I run the math both ways, bundled vs. separate, to see which setup actually saves you more.

A: Unlike your standard deductible (which is a flat amount like $2,500), a Hurricane Deductible is usually a percentage of your home's insured value. For example, if your home is insured for $500,000 and you have a 2% deductible, you are responsible for the first $10,000 of damage in a named storm. We help you choose a deductible that fits your emergency savings.

A: It depends on the "fine print" you select. Many Florida policies now use a "Roof Payment Schedule" (Actual Cash Value) for roofs over 10 years old, meaning they only pay what the old roof is worth, not the cost to replace it. We always prioritize finding you Full Replacement Cost coverage whenever available.
